Successful project completed for the City of San Rafael

In 2018, Bay City Mechanical hired Buildings IOT to install and integrate HVAC controls at the new San Rafael Public Safety Center in Northern California. The center includes Fire Station 51, which itself is a two-story, 43,500 square-foot building with a 22,000 square-foot basement. 

The project spanned a handful of unforeseen circumstances that challenged construction teams and delayed the project, including a devastating California wildfire season and the COVID-19 pandemic. Despite unprecedented working conditions, Buildings IOT worked diligently across the trades to deliver a high quality product that improves the operation of the Public Safety Center and Fire Station 51.

Challenges

  • First a raging wildfire season threatened the job site, then the COVID-19 pandemic slowed progress as extra precautions for all on-site work.
  • Close proximity of multiple trades led to minor equipment damage and some roadblocks.

Successes

  • Despite tremendous challenges, the building was commissioned in record time and the HVAC controls received high marks from Enovity's commissioning agent who said: "“To summarize, there were no issues with the vehicle exhaust system, or domestic hot water systems. HVAC controls was fully tested in under 8-hours, and only had (2) issues, (1) of which was corrected and closed at that time. This was the least amount of issues I've ever seen for HVAC controls. Almost everything was working as expected, and the graphics exceeded my expectations. I was very impressed with OTI and Buildings IOT's accuracy, and attention to detail and will use them as a litmus test to compare future BAS contractors.”
